Welcome to Lenard Properties. We're glad to have you, and we want to set you up for a smooth, successful tenancy from the start. This letter covers the things that matter most, so please take a few minutes to read it.


Your Lease Is the Foundation

Think of your lease as a handshake agreement. We intend to hold up our end, and we ask the same of you. Lenard Properties is contractually obligated to enforce lease terms, so we strongly encourage you to know yours. If you have questions about anything in your lease, reach out and we'll walk through it with you.


Pets and Property Condition

Pets are welcome in most of our rentals, but unauthorized pets and pet-related damages are taken seriously. Pet urine, in particular, can cause significant and costly damage if it goes unreported. If something happens, please let us know right away. A small issue caught early is far easier and less expensive to resolve than one that's been ignored.

Property damage, whether from pets or other causes, can result in charges against your account. If those issues go unaddressed, they can put your tenancy at risk. The same standard applies to yard maintenance. Keeping up with weeding, trimming, and basic lawn care is part of respecting the property. Parking on the lawn causes damage, and neglected yards can lead to problems that grow well beyond appearances. Any conditions that attract pests such as mice or cockroaches will be corrected at the tenant's expense.


Unauthorized Occupants and Modifications

Unauthorized occupants are a lease default and carry significant fees. If your household situation changes, communicate with us before assuming it's fine. Similarly, any modifications or repairs to the unit must be approved in advance. Please do not make changes to the property without written permission.


Maintenance Requests

Your maintenance needs matter to us, and we are committed to quality repairs. That said, Lenard Properties operates as a property management firm, meaning we work on behalf of property owners and must balance quality, cost, and timelines accordingly. We appreciate your patience. As a rule of thumb, a repair done correctly and cost-effectively is worth more than one done quickly and poorly.


Inspections

We conduct a minimum of three unit inspections per year. These visits allow us to identify maintenance needs, check for issues like water leaks, replace HVAC filters, and ensure the property is being maintained in accordance with the lease.


Payments and Communication

To keep things efficient and well-documented, please use your online tenant portal for rent payments and maintenance requests. eCheck payments are $2.49 per transaction. Paper checks and money orders are subject to a $10 processing fee.

For certain matters, we may ask you to communicate in writing through email or text. This protects everyone and keeps a clear record on file.


Our Commitment to You

We are not here to work against you. If problems come up, tell us. If you're struggling with payments, talk to us. We offer payment plans when appropriate and would rather work through challenges together than see a tenancy unravel over something that could have been addressed early.

Eviction is always a last resort, but it is a legal process we are obligated to follow when lease violations go unresolved. Returning the property in a condition worse than you received it (beyond normal wear and tear as defined by Missouri law) will result in charges. Unreported problems do not protect tenants from that responsibility.
