We’re truly glad you’ve chosen Lenard Properties, and we want to share some friendly advice to help ensure everything goes smoothly. Think of this place as your home, but also remember it’s someone else’s property that we’re helping manage on their behalf. That means it’s important to follow the rules we’ve all agreed to in your lease. Lenard Properties is contractually obligated to enforce the lease terms. We strongly recommend that you know your lease terms.

Pets are welcome in most of our rentals, but unauthorized pets or damages caused by pets are serious issues. Pet urine, in particular, can be very costly if left unchecked. If anything happens, please let us know right away so we can work together to fix it before small problems become big expenses. Lenard Properties is here to help with payment plans if needed to address tenant damages. Honest communication and quick reporting are key to success. Damage to the property, whether from pets or other causes, can lead to charges and, if ignored, could jeopardize your tenancy. The same applies to yard care—keeping the yard tidy, performing proper weeding, trimming bushes, and avoiding parking on the lawn isn’t just about appearances; it’s about respecting the property and preventing damages such as small saplings turning into large trees or fences being damaged. Any environment that promotes pest such as cockroaches and mice will be corrected at tenant cost.

We truly want you to succeed here, but failure to follow the lease—such as late rent payments, damage beyond normal wear and tear, or ignoring these guidelines—can lead to serious consequences. For example, unauthorized occupants can trigger hefty lease default fees. These issues could ultimately result in eviction, which is costly and can hinder your ability to rent elsewhere. Evictions are a last resort, but they are a necessary legal process we must follow to protect the property and all involved parties. Additionally, making modifications or repairs without prior approval can create problems—you must get permission before changing the home.

Please be patient with maintenance requests. Your needs are very important to us, and we’re committed to providing quality repairs. However, keep in mind that we operate within a management environment where we do not own these properties. While we do our best to balance quality and cost-efficiency for the owners, we cannot always guarantee quick repairs.

As the old proverb says: "We can have it fast and low cost, but it will not be correct; or we can have it fast and correct, but it will not be cost-effective; or we can have it correct and cost-effective, but it will not be quick." The last option—being correct and cost-effective—is where we aim to operate. We appreciate your understanding and patience as we uphold this standard for your benefit and the property owners’ protection.

Lenard Properties will perform a minimum of three unit inspections per year. These inspections allow us to assess tenant needs, ensure compliance, identify maintenance issues such as water leaks, and optimize HVAC filters.

Our goal is for you to enjoy your home long-term, while protecting the property.

Finally, with all due respect and love for our SWMO community: Lenard Properties considers the lease to be like an old-fashioned handshake. We expect to uphold our end of the agreement, and we trust you will do the same. Lenard Properties will pursue compensation for damages if left unaddressed or uncommunicated. We’re here to help when issues arise, but unreported problems and returning the home in worse condition than when you received it (with the exception of normal wear and tear as defined by Missouri law) will be corrected at your expense.

Due to legal and procedural reasons, we may ask you to communicate certain matters through written forms like email or text. This helps us maintain clear records and serve everyone’s best interests.
