Pursuing What Owners Are Owed

Rental Collections and Fund Recovery in Springfield, MO

DOCUMENTED BALANCES. ACTIVE RECOVERY. OWNER-FOCUSED RESULTS.

When a tenant moves out owing money, Lenard Properties documents the balance and continues pursuing the funds through an established collections process designed to protect the owner’s financial interests.

Unpaid Balances Do Not Disappear at Move-Out

Recovery begins with accurate records and a process built for follow-through.

Unpaid rent, property damage, utilities, and other lease-related charges can directly affect an owner’s return. Lenard Properties carefully tracks outstanding balances and works with a dedicated collections partner to pursue money that might otherwise be lost.

Tracking Every Dollar Owed

From the moment a lease ends, any outstanding balance - unpaid rent, damage charges, unpaid utilities, or other lease-related costs - is documented and tracked. Nothing is written off by default. If a balance remains after move-out, that amount is formally recorded and, as applicable, sent directly to collections.

An Aggressive Collections Partnership

We work with an aggressive collections agency dedicated to recovering outstanding tenant debt on behalf of our owners. This partnership allows us to pursue past-due balances well beyond the point most property management companies stop trying - giving owners a real path to recovering money that would otherwise be lost.

Collection Fees Paid by the Tenant - Not Deducted From Owner Proceeds

A key part of this structure is how collection costs are handled. Our lease includes clauses that place responsibility for collection fees on the tenant who owes the debt - not on the funds that are ultimately recovered. This means collection costs are never withheld from money collected on the owner’s behalf.

The result: when funds are recovered, the full amount goes to the client. Owners aren’t splitting recovered balances with a collections agency or absorbing fees out of their own return - the structure is designed so collected monies work entirely in their favor.

Why This Matters for Owners

This approach reflects a broader principle behind how Lenard Properties LLC operates: protecting owner income doesn’t end when a tenant moves out. By tracking balances closely, pursuing them aggressively when necessary, and structuring lease terms so collection costs fall where they belong, we work to make sure that money owed to our clients actually finds its way back to them.
